Estimator

Overview:

The Estimator – Design Build Assistant at BCI Construction is responsible for assisting in preliminary budgets, drafting, estimating, coordination and maintaining of the Estimating system, meeting minutes and job communication.

 

Responsibilities:

  • The Estimator – Design Build Assistant has sufficient authority to make decisions and take actions required to satisfy the responsibilities of this position.
  • Develop new formats and ideas for better establishment of budget creation.
  • Direct and supervise activities of each project to achieve performance for quantity and quality of work. This includes on-site training, scheduling, establishing goals and standards.
  • Ensure that all jobs or contracts are fulfilled to the customer’s satisfaction and the company has earned a fair profit.
  • Plan all projects to optimize efficiency of labor, material, supplies, equipment and tools.
  • Manage, plan, coordinate, and control all assigned projects within budget.
  • Follow all guidelines, policies and procedures established by the company.
  • Keep informed of new construction codes, technology, techniques and practices.
  • Promote the company image through exercising sound and ethical business practices as they relate to customers, subcontractors, suppliers and the public.
  • Provide quality service to all customers, giving them information when they are promised and suggesting ways for the company to save time or money on jobs without sacrificing quality.
  • Complete all project documents and reports in an accurate, complete and professional manner.
  • Establish and maintain a positive working relationship with customers and subcontractors.
  • Establish and maintain a cooperative working relationship with other employees of the company.
  • Ensure that all government and company requirements relating to safety, health and the environment are strictly adhered to and enforced.
  • Complete any additional assignments as directed by the President.
  • Survey job sites to determine the most cost effective and efficient projects possible.
  • Prepare job schedules prior to start of each project to complete the job on time and to specification.
  • Create bid requests as needed for Budget bidding.
  • Secure prelim pricing from Subcontractors and perform Post Bid / Pre Award process to ensure sub pricing is in line with expectations and Design Budget.
  • Create detailed specifications broken down into Bid Packages to assist in setting control budgets. 
  • Create initial control budgets from specifications that were compiled from meetings with Owners.
  • Attend owners meetings to review control budgets and track changes to the control budget and specifications using Scope update and Clarifications worksheet.
  • Hold pre-bid budget meetings to transfer documentation, schedules and information. Attend weekly management meeting to stay updated on project progress and to update the Project Managers of the status of projects in Design stage.
  • Create and maintain product selections worksheets along with sample boards. Ensure owners have signed off on selections.
  • Set and conduct project meetings with the customer and other parties as necessary. Maintain contact with customers throughout the project to enhance our company image, communication and customer relations.
  • Prepare project documents, customer information and project schedules, in a timely and accurate manner to give customers good value.
  • Support programs to project a favorable image of BCI Construction Inc. with various industry groups, government agencies, the general public and customers.
  • Create budget estimating matrix utilizing multiple cost inputs to allow for quick and accurate ability to set prelim budgets on projects.
  • Work with Architects, Owners, Inspectors and Subcontractors as required to meet specifications, code requirements and customer needs. Attend site inspection meetings as required.
  • Actively keep informed of new job prospects and projects in our scope of business model.
  • Work with new and existing customers to keep the highest of customer relationships available to deliver the best value to our clients.
  • Implement marketing strategies, follow-up on sales leads and contact current customers for future needs of clients.
  • Monitor and evaluate the effectiveness of the budget program.
  • Monitor the cost code production rates as compared to what was bid. Evaluate changes that may need to be made to the production rate.
  • Manage Estimating program to include setting up new parts, Assemblies and bidding techniques. Train Project Managers on new techniques and costing models.
  • Create basic plan view drawings to assist President in Sales of new projects.
  • Assist in marketing concepts as needed.
  • Create and maintain General conditions per project.

 

Position Requirements

 The following physical and mental characteristics shall be considered necessary to perform the duties of Estimator:

  • Education:
    • Required: High School with trade or college Construction Management schooling
    • Preferred: College Degree in Construction Management or Construction Engineering
  • Experience:
    • A minimum of three (3) years’ experience as an Estimator or Project Manager
  • The ability to communicate with other employees in English sufficiently to understand and be easily understood.
  • The ability to add, subtract, multiply, and divide sufficiently to figure normal carpentry calculations
  • The ability to read, interpret and understand construction contracts, plans, blueprints and specifications
  • The ability to foresee events and anticipate changes in conditions and operations and react to these appropriately
  • The ability to stand or sit for extended periods of time.
  • Working Conditions:
    • Office and field environments
    • Potential for extremes of temperature either hot or cold
  • There may be exposure to danger or hazardous conditions on construction sites
  • Strong software capabilities with the following programs:
    • Microsoft Office Suite (Word, Excel, Project, & Outlook)
    • PDF suite’s such as Bluebeam by Revu
  • Ability to quickly learn take-off and Database programs such as On Screen Take-off and Sage Estimating

 

Knowledge, Abilities, & Skill Requirements:

  • The ability to communicate with other employees in English sufficiently to understand and be easily understood.

  • The ability to read, interpret and understand construction contracts, plans, blueprints and specifications.

  • Must know Microsoft Office products including Word, Outlook, Excel and Project
  • Must be able to determine what is the best delivery tool for each client.
