In some of our past\nblogs, we\u2019ve discussed the design-build process: how it works and the benefits\nof choosing this method of construction delivery. There are, however, certain\ninstances when the design-build process might not be the best option for your project.\n<\/p>\n\n\n\n

When Does Design-Build\nContracting Not fit?<\/h1>\n\n\n\n

Not every project will\nbe a good candidate for the design-build process. Traditionally, anything in\nthe public sector does not comply or work well with design-build delivery. The\nmost notable project in the State of Minnesota was the rebuild of the I-35\nbridge after the collapse. The rebuild proposal was identified as a \u201cBest\nValue,\u201d (aka Design-Build). While the project was completed through this\navenue, countless suits followed the award of the project.<\/p>\n\n\n\n

The state ultimately\nprevailed and was able to build this project through \u201cBest Value\/Design-Build,\u201d\nbut the resources dedicated to it far outweighed the result according to many\nprofessionals in the industry. <\/p>\n\n\n\n

Project Scale<\/em><\/h2>\n\n\n\n

Which aspects made this\nprocess a bad choice? Project financial size, physical size, and complexity may\nmake this process difficult to deliver through design-build delivery systems.\nOnce a project gets large enough, the financial benefits diminish. It\u2019s often\nbest not to hire a single group containing an architect and third-party\nengineers to get the most competitive and competent bids. <\/p>\n\n\n\n

Professional Requirements<\/em><\/h2>\n\n\n\n

When you hire\nprofessional service groups, more groups are capable of building off of a \u201cfull\nspecification\u201d versus interpreted specification. This is especially true in the\nmechanical, electrical, plumbing, and structural components of the project. Note: this creates a good opportunity for\nthe Construction\nManager process or the General Contracting process<\/a><\/em>[1]<\/a> <\/p>\n\n\n\n

Many design firms often\ncomplete their project using in-house architects that specialize in few types\nof building types or styles, rendering them unqualified compared to third-party\narchitects with an unbiased focus and more well-rounded or direct experience.\nIn-house architects will also push for systems that they specialize in based on\ntheir self-performed assemblies, which can be viewed as both negative and\npositive.    <\/p>\n\n\n\n
