In a design-build project, the client has one (1) point of contact\nresponsible for every aspect of the build. The Design-Build contractor manages and arranges the entire\nprocess. <\/p>\n\n\n\n
Unlike more traditional\nconstruction methods, design phases may overlap and still run smoothly, as all\nteam members collaborate throughout the process. The contractor may also be\nvery savvy in other processes that greatly support the client, such as\nhistorical rehabilitation or unique financing processes. <\/p>\n\n\n\n

When deciding on a\ndesign-build team, you should ask plenty of questions. Be prepared to include\nany inquiries you might have for a contractor, architect, designer, engineer,\nor specific trade contractor. Ask about other subcontractors or vendors that\nthe company may work with to make sure they are of the same quality and will\nexecute your vision for the project. <\/p>\n\n\n\n
Identify the person you\nwill speak with regularly. Get an idea of when your project can begin design or\nconstruction and when you can expect to move in. Instead of asking for a\nbudget, ask for information on similar projects. You might also ask to speak with\npast clients or ask for tours of past projects<\/a> to see their work first-hand. <\/p>\n\n\n\n The biggest key with\nDesign-Build delivery will revolve around a world of trust, understanding, and\nknowledge. Then, we begin the process of\nprogramming, site selection, and onboarding our professional team. Once we have\nthat team identified, we move from thoughts to the concept, which yields a\nsimple but crucial schematic design. <\/p>\n\n\n\n Estimates and Planning<\/em><\/strong><\/p>\n\n\n\n Next, we complete our\n100% open-book Preliminary Estimate and Preliminary Scope of work. This\nestimate is built with multiple supporting teams\u2013from BCI staff to third-party\ncontractors and vendors for the best possible accuracy. <\/p>\n\n\n\n Once we get through the\nPreliminary Estimate and Preliminary Scope of work, it is time for feedback on\ncosts, goals, alignment, and more to calibrate the plan. Once we get on the\nsame page as a team, we then move into the next steps of Design Development,\nConstruction Drawings, and Issued for Construction Drawings (IFC\u2019s). <\/p>\n\n\n\n Finalizing and Project Construction<\/em><\/strong><\/p>\n\n\n\n Once we have completed\nIFC\u2019s, we can procure final pricing with as many, or as few, groups identified\nwith the client.
