5 Common Construction Risks for Contractors & Owners

May 14, 2026

In the Upper Midwest, construction is unpredictable. From fluctuating material costs to evolving regulations, every project comes with its share of challenges. At BCI Construction, we’ve built our reputation across Central Minnesota serving communities like St. Cloud, Sauk Rapids, and Mora, by helping clients navigate these complexities with confidence.

As a contractor known for integrity, innovation, and community impact, BCI Construction understands that risk isn’t something to avoid; but managed. Whether we’re delivering large-scale healthcare and industrial facilities or supporting smaller commercial and community projects, the mission remains the same: to build something greater than ourselves.

In our effort to build stronger communities, we’re taking a look at five common construction risks for both Owners and Construction Managers, and our recommendation on best to overcome them.

1. Budget Overruns

Unexpected costs are one of the most common risks in construction. Incomplete estimates, scope changes, or hidden challenges, especially in commercial remodels or historical renovations, can quickly push a project over budget. Invest the time during the preconstruction phase of the project, while architectural plans are being developed and fine-tuned. A construction manager can provide valuable insight into construction methods, mechanical options, and phasing plans while providing cost estimates throughout the process.

As the design progresses, details are continuously evaluated for constructability and feasibility, and the estimates support transparency, budgeting accuracy, and alignment between all members of the team. This proactive, collaborative approach helps lower the chance of cost overruns by planning for unforeseen circumstances to keep your project on budget.

2. Project Delays

Missed deadlines don’t just impact timelines, they affect revenue, operations, and long-term ROI. Poor scheduling or lack of coordination between teams can stall progress and create costly setbacks. Utilizing best practice scheduling tools, BCI predicts durations, relationships, and projected end dates using a Critical Path Method (CPM) for building the schedule. Milestones and responsibilities of individuals are identified within the schedule to avoid delays. Look-ahead schedules also help to review with subcontractors on site to cross-check their individual portions of work, get feedback, and adjust schedules accordingly.

BCI works closely and collaboratively with all the trade partners, professional service providers, and Owner representatives to constantly evaluate decisions and opportunities that may impact the schedule positively or negatively.

3. Design-Build Gaps

When design and construction teams aren’t aligned, the final result can fall short of the original vision. Miscommunication often leads to rework, delays, and frustration. At BCI, our collaborative approach ensures alignment from concept through completion, reducing errors to deliver an outcome that matches your goals.

4. Labor Shortages and Workforce Quality

The construction industry continues to face workforce challenges, especially in many of the trades. Labor shortages can impact schedules and at times, the quality of the work. BCI works with local schools and workforce programs to give students the information and support they need to learn more about the construction trades.

With over 100 employees, and over 60 dedicated to field activities, BCI brings “hands-on” expertise and self-performed capabilities to our projects. Our roots are in carpentry, but over time we’ve expanded our skill sets to cover a wide range of trades. This way we can adjust faster to changes in work, better control the schedule, and uphold the level of quality to deliver a superior product.

At BCI, we are always looking for professionals who take pride in their craft. By investing in our team, we ensure every project is built the way it was envisioned.

5. Worksite Safety

From healthcare facilities to historical office renovations, construction environments can present serious safety risks. Without strict protocols, incidents can lead to delays, liability, and harm. BCI maintains a strong safety culture, emphasizing training, accountability, and proactive risk management to create a secure environment for every team member. We are committed to maintaining the highest standards of jobsite safety, delivering quality craftsmanship, and meeting critical milestones that supports your project and long-term operations. Through proactive planning, clear communication, and disciplined execution, we will minimize risk and deliver successful outcomes time and time again.

We’ve adorned the adage, “It takes a village” along with a “trust but verify” model.  This has yielded a history of quality, timely, and safe project executions.

The Value of Community-Minded Partnership

BCI has been a long-term partner invested in our communities. Through partnerships with organizations like Anna Marie’s Alliance and the YMCA, we demonstrate a commitment that extends beyond construction.
